The antenna has nothing to do with the signal being digital or analog; "digital" or "high definition" antennas are just marketing slogans. Reception quality would be based on antenna location (inside or outside), height above ground, distance to the station, any obstructions (building or hills) between the antenna and station and several other factors.

I can share the same commiseration, except our budget is a bit higher and we still have nothing to look at.

We just signed a new lease at an apartment after paying blackmail-level fees to get out of a really bad one; they wouldn’t allow a short-term lease (nobody does) so we had to sign a 1-year lease. Getting out of that apartment if we HAPPENED to find a house would also be blackmail-level, so we just have to stop looking for now.

I feel pretty stuck.

So much depends on where you are.

Where I am, on the side of a ridge, I have zero OTA service available to me. Calculations say I'd need a 60 foot tower to start getting enough signal strength to view.

If you are in a flatter location, but a weak signal area, you may need to aim that antenna more precisely. There are websites that can give you the exact compass heading for each station.

 Require less maintenance, yes. No oil changes required and it is a motor instead of an engine. Past EV's are a much higher upfront cost, and when you need to do maintenance, the parts, such as wheel motors, batteries and control systems, are significantly more.  Beyond that's it is easier to fix an engine, than a motor so people who work on their own cars also see their cost skyrocket.
     I was a nuclear officer in the navy and am an electrical engineer. I also have both a Tesla model S and an Infiniti Q50. You're not going to show me an article that changes the actual math and research I've done on the subject.

Inventory is really all that matters. The pandemic was easily the largest demand pull our economy has seen in history (unsustainable low rates) so we know recent prices are entirely unsustainable on demand alone.......which has now cratered to all time record lows, naturally.

With money literally raining down from the sky (PPP loans being the scam of the century) everything escalated quickly and it's literally guaranteed there will be a long painful hangover. Let's all enjoy the ride.
