Mine was doing something similar, check the tracks, make sure they are securely attached to the brackets - screws (nuts and bolts in this case) fall out all the time, the world is an imperfect place. One side of mine was loose, and was not allowing the door to align properly, once I replaced the nut/bolt -- all good.

Diamond tip bits work well in tile, stone masonry - don't need to use hammer either.

For sure a brad nailer won’t work. When I replaced an oak handrail the instructions said to glue, pre-drill, and hand drive finish nails. There were no spindles and I was connecting the top and bottom handle returns to the main rail. Worked well.

Forget the nailer. You want to toenail a finishing mail, one left, one right. Both at about a 30deg angle. Predrill the holes on the baluster for a snug fit. Drive each nail, countersink and putty over

Because it's not necessary? If you are gonna make it your job to remove popcorn ceilings, that's one thing. If you are removing a single one, you're fine no matter how asbestosey it is.

The sanding is meant after removal. You have to sand ceiling once all popcorn is gone. I would never recommend sanding down popcorn.

I always put a drip cloth down and get a weed sprayer so I can throughly coat it. The drywall will dry out with a fan in a night and a 14” blade will make short work of it. Messy but a lot cleaner than sanding( dont even try)

That's a great idea, never thought of that. I'm always measuring and using a level etc but that's so simple but effective.

I tried painting over popcorn ceiling once. The damp from the paint made it flake in a bunch of areas. It looked awful and I ended up having to have it removed anyway. And it was harder because it was painted and water wouldn’t dampen it as well.

check the connections of the wires for the sensors at the motor unit. The thin wire can crack and short out/disconnect as the motor operates. - one quick question- when it stops and reverses, does the light flash?

I feel the exact same. It’s really taking its toll on me. I’m riding it out for similar reasons, the house is in a great school area. If it wasn’t for that I’d be buying a shiny new apartment somewhere. Let’s hope it’s worth it in the long run.

I wouldn't worry about air sounds in the system if pressure isn't going down.
Are all your rads filled from the bottom? We have had to top fill one of our rads and it makes a bit of noise, probably as it has a small air gap at the top.
A you-tuber I follow reccommends loading up your system with a bottle or two of cheap strong perfume, if you catch a whiff of it around the house then you'll likely have a leak around that area.
