Princeton Station in Chelmsford has some now and again. In fact, they are having Steve Sweeney (now there's some old-school Bahstan comedy) in January. The new Nashua Center for the Arts opens in April and I'm hopeful we'll start getting something there. Finally, if you want to drive a bit, the Chevalier Theater in Medford square gets some acts and its much easier than going to downtown Boston. You can park for free and walk to a few places for dinner beforehand.

Every Tuesday there's an open mic at The Safe. Listed as an 8p start.

If you're okay with cold and just trying to avoid ice, they plow the Minuteman bikepath. Still though, you might want spikes.

My daughter worked there (she is a student). According to her, you do not have to be a student or faculty. You can join the club, but will have to pay membership dues. It’s a nice center with good weights, aerobic machines, classes, basketball, racquetball/squash, and of course the indoor track.

I looked into it and it seems like you need to be either a student for faculty. The track is only 1/10th of a mile anyway. That's tiny.
