When people add porches on they don't want to block the view from the second floor, nor the one from the first. So they need flat-ish roofs.

Hardware stores only order a small number, and when they run out, they're out. If you're on the fence, get one, and stash it away.

Well no, landholding and tax cheating goes hand in hand. At least when you own estates that can be seen from space. Nobody needs that much land, break up the manors.

In virtially every case, the regulators cut the increase down to a fraction of what the utility asks for. This means the utility will not be able to invest in the grid to improve service.

step two... find an architects firm who needs someone to make changes to plans for them.
my old high school buddy who's an architect in florida says people pay over 100k a year to people to modify cad drawings for them on short notice/quick turn around.

the steeper the pitch, the better off you are. definitely rake the eves as far up as you can reach. i have a ranch and i try to keep at least the lower half of the roof cleared.

lol not even close to reality. The logging/paper product companies out west were always amenable to outdoorsmen. As they sold off parcels to private land owners, many of those private owners have closed off access in many ways. Look up the Wilkes brothers from Texas and the shit they’ve done in Idaho

Unfortunately for CMP, perception is reality. This is especially true when it comes to referenda. CMP has an uphill battle to fight and they are the lowest ranked utility in the entire country. They are currently spending millions on astroturf campaigns, but they need rate increases to improve the grid? Best of luck to them, they're going to need it.
