Just remember real estate right now people are renting out studio apartments, that are total crap holes for the most they can get, do your homework on ANY area, and look into the incomes, so you know what you will be capable of earning. My sister still lives in PA, she is a single woman supporting herself and she’s finally tired of working constantly for the bare minimum, and dealing with slum lords. She won’t buy bc she knows she isn’t staying in PA forever. She’s about to ready start looking at other states. Just really do your homework. Every friend I have, moved out of PA, like literally! Every person I know is now spread across the country.

I lived in PA all my life (until I moved bc too many areas just changed too much) I will always love it, it’ll always be home. But you couldn’t pay me to live there again! However to be fair- I feel that way about several states! However only one I’ve actually lived in, and that’s PA. But hey- there’s worse I’m sure!!!! If you’re moving for work, that’s one thing, depending on your reasons, you may want to look at some surrounding states that are not only much nicer but more affordable (don’t do NJ if you want affordable!)

When I lived there east side had quite the rep but it really varies block by block on danger level

I bought a 3 br house in Port Allegany for $40,000. And that was because we got tired of renting a house for $500/month.
We have since moved, but Hazel Hurst/Smethport/Port has got to be among the cheapest places.

i grew up in lancaster county, pa. for people to find this funny or odd seems so strange to me, im so used to yelling being stuck behind 2 buggies while another one is coming in the opposite lane 🤣🤣🤣 my grocery store growing up (and where my parents still shop) is entirely amish owned and has a huge buggy parking section.
they make good food. and good milk. but they can’t fricking drive!!!!!
the best is 2AM hearing them pass by your house on the road blaring black eyed peas and various voiced shouting the entire way.

Live there can confirm. I live here because the cost of living is dirt cheap but I commute to Lehigh Valley because pay is only good there.

You can be in the nice areas of Pittsburgh and still find one bedrooms for less then $1000. If you’re willing to be a little flexible where you’re living you can get 2 or 3 bedrooms for that.

You could did a couple dry wells (stone pits below ground wrapped in geotextile). You can run your gutters to them and then give them a drain pipe further away if you want.
French drain will work too if you have somewhere to discharge it.
Either way I think you are going down the correct path.
