Agreed this is not going through either way. Just annoying how anti growth this area is.

Whatever legitimizes Providence has a big city is welcomed.

I’m just a dude on the internet, you should tell PPS they’re wrong, not me.
Of course the way the timeline has gone, the chances he has the investors to get it done at all are pretty slim.

Wealthy people have money, money gets spent on service industries like restaurants and result in a higher income tax base.

Exactly, never seen a place where people thought a stuck burned out bridge was a cultural site.

Reply to Tavern vs Bar by moreobviousthings
I think taverns as a name is from long ago. Most old bars were taverns. If you were traveling on a horse, you'd drink, eat, and sleep( usually upstairs or in an out building). So there were lots of them. Even in the cities you could do the same. As for the name bar, I have no clue.
A number of old taverns named bars in New England are the remnant of thar era.

No offense, but I moved from Chicago and nothing about this area is unique or worth preserving. Providence needs to modernize badly and people worried about brown sites next to an oil depot aren't going to be attracting outside investment and people.

>The wise answer which NO ONE WILL DO - is trade this parcel for the one behind Turks Head, or the parking lot at Westminster and Union, or Westminster and Snow (you know, where all the high rises, restaurants and other urban amenities already exist) and have him build it there.🤷🏼♂️
Sounds like you put more thought into this than the state did. When I seize power and become dictator, you'll head up the ministry of urban development.

Reply to Heat Pumps by DogGroundbreaking568
Yes, it's far more efficient than oil or gas. But you'd need to be in the house long enough to realize those savings.
If you plan to get central air (or mini splits) installed, then it's a no brainer as it isn't that much more to add the heat pump option.
There are also rebates available. I got a $3k check from National grid when I installed mine 2 years ago. I haven't used my oil furnace since.

I’m not sure there’s a difference. If we’re splitting hairs, a “tavern” is probably more likely to have a full kitchen whereas a bar would just be serving alcohol.

Yeah that’s what I mean. Just higher foot traffic of people going to and coming from work. Especially at night more people going to restaurants, bars, etc.

This is too common. We got our music teacher fired in middle school because he was an open pedo and none of the other teachers knew enough to care. Until a student caught him on camera doing lewd stuff in class then he was final told to leave.

Worked in life insurance for many years. No tax on proceeds. You may receive a 1099 for any interest paid on the proceeds if they exceed 10 bucks.

I wouldn’t worry about it too much. I’m a general contractor and I have heard of this happening to people who own multi-family buildings pretty often due to the wild fluctuations in property values over the past few years. Unless you have any structural issues or major water leaks that can cause mold issues, you don’t have anything to worry about. If you have any evidence of leaks in your ceiling, discoloration or bubbling, I would delay the inspection until you patch the areas with joint compound, primer, and paint. If you have any loose facia boards(the front facing boards behind your gutters) they may give you shit about that.
Edit: this happening to single family homeowners is far less common but not unheard of. Just be sure to confirm any inspectors credentials and if anyone tells you “Hey you need to pay this amount of $ or ins company B will drop you” it’s probably a scam

RI skyline has been stagnant for a while, time to breathe some new life into the city and make it vibrant again. I like this project on many levels.
