Appreciate the insight. Luckily, we're on the wait list for an apartment with that criteria, but I imagine the small landlord market is completely different than going through a property management company.

Thanks. That was my initial thought when considering renting a house with a smaller landlord. I figure it would be harder to get tenant protection. The apartment that we are on the wait list for is for about $1,700.

Unfortunately, it's still a landlord's market. Openings are low and prices are high.

I don't think you'll have the luxury of finding so many options for a house that allows dogs for $1,700/month that you have to interview landlords to find the best one. I'm afraid you might be stuck jumping on the only option you find and hoping it's not too bad.

We pay $1500 for an apartment, nothing included. I would be surprised if you could find a house for less than 2k rent. I have heard some wicked horror stories of landlords out here. There are very few renters protections, and what seems to be few repercussions for landlords. I would just familiarize yourself with the Rhode Island landlord tenant handbook; hope for the best, expect the worse. Best of luck!

Hot take: Gregg’s Death by Chocolate = too chocolatey. Their regular chocolate cake is perfect enough.

It’s good but it taste more like sugar than chocolate tbh. I recently had it and two of us had to give up on the one slice we had it was so overly sweet.

RoofTop Power gets my highest recommendation. They had some trees cut for me and the installation went perfectly and was done in two days. That being said the whole process takes a few months. But the best recommendation I can give is to quote the utility guy who came out for the final inspection. “It’s perfect. You’re lucky.” Why, I asked? I would expect them all to be perfect. He said “you would think so but I’ve seen some real nightmares. A lot of them need work before we’ll give permission to activate”. It only makes financial sense if you have high electric usage to begin with. We are saving over $100/month and couldn’t be happier with our system or the service from Rooftop Power. Ask for Dexter.
