Did this one with a buddy a few years back. Two cabinets and sink from ikea - $600 or so. Tub was maybe $600-$800. $150 toilet, $500 for tile and new vent fan. Closer to 40 sq feet, and probably a bit more expensive today, but nowhere close to some of the prices I’m seeing here.

Downtown Pawtucket has a lot of open buildings and there are a few new things going on in the area, though not a ton of foot traffic yet

HO insurance (and most insurance for that matter) pays for damage arising from a sudden and accidental loss - ie your pipes burst. It does not cover a slow leak that causes damage over a long period.

Same but had some prior experience. As long as you can be without the bathroom for a bit you can do a really nice refresh under 3K.

Interest rates being kept artificially low for so long didn’t help. Now everyone is going to sit on those 3% mortgages forever.

I'm in the same boat, having a simple/relaxing spot where people from the neighborhood can come and hang is essential.

We just had a few open up — like the Park (it’s just ok) and Cafe Ava (Latin flare) which are all great but no traditional coffee shop anywhere in Cranston proper. I’d love somewhere where I can hangout and work for when I need a change of pace than sitting at my house

My friend who lives in Cranston mentioned the same thing! I think a lot of towns in RI are in need of a good café.

The old location for Tilly's Cheesesteaks is empty in West Kingston on Route 138. Right near URI and the Kingston Amtrak station. Might be a little bigger than what you're looking for though. You'd also have TLC Coffee Roasters right down the street as competition.

My mom spent around 30k for her bathroom, but that was mostly due complications with old plumbing and a huge jacuzzi tub that was a pain in the ass to remove. Taking it out damaged the walls. Without all the BS it might've been around 20k-25k. But that was a full on renovation. I know a guy who's got connections if you want a trustworthy contractor.

I did 2 gut renovations in 2020 and 2021 and both cost around 11k. But here’s the key- purchase all the materials yourself. In essence, be your own contractor. I used Ardente for my tub and toilet, build.com for the fixtures, kitchen countertop in Pawtucket for the vanity countertop and sink. glass door at Bristol county glass and I bought my vanity and mirror at Lowe’s. Once that was done I went looking around for labor. Plumbing labor was $1000 per bathroom, tile labor was around$3000 per bathroom, carpentry was around $1000 total. Plumbing fixtures cost about$1000. Lighting another $500 per bathroom including vent and vanity lighting. If you do your legwork you can get the price down substantially.
