The lease costs in Ballston and elsewhere in Arlington are so high that it is hard for these restaurants cover that they close in a year or 2. Then a new, hopeful bunch of small restaurateur's come in and in a year or 2 are also gone. The simple problem is, the new buildings and their owners have huge costs they must to cover so their rents are almost prohibitive except for the major restaurant chains.

Target has a tiny grocery section. The only grocery store in Ballston is HT and it’s also small - not sure if the new one will be much bigger. Ballston definitely needs a 2nd.

Hmm, well, there's already a Safeway just a short walk further west along Wilson Blvd. It's full-sized, and because of its age I suspect it's on land that the corporation or franchisee actually owns. I can't imagine they'd move such a short distance, only for a smaller piece of real estate that they'd then be leasing. But... ¯\(ツ)/¯

My guest is Whole Foods which wold crush it IMO. The Clarendon store is small and busy all the time. They could probably keep both open or consider switching Clarendon to an Amason Fresh.

Based on a paragraph in the article you posted, I don't think that's it:

I believe they’re talking about the plan to knock down Macy’s and build up apartments, with the bottom floor being a currently unknown grocery store. Construction hasn’t started yet. That’s such unfortunate timing😔 have you heard of slipstream coffee by chance? I recently read one will be moving into ballston near the chipotle! Something new to look forward to I guess
