I was going to suggest Fivex3, but OP said treadmill and bikes, and there aren't those there. Plenty of ways to get some cardio in by lifting, straps, and body weight exercises though. Highly recommend Fivex3 for anyone that can afford it. The personalized coaching makes it worth it. Edit: Fivex3 does have some spin cycles. Forgot about those.

I had a similar situation this year. Our property was way undervalued for years. We bought the house in 2021 and they reevaluated six months later to match the sale price. My problem was there are comparables (otherwise the loan wouldn’t have been approved) and it’s hard to say they overvalued it given that’s what we bought it for. Of course there are also plenty of houses that are undervalued because they haven’t been re-assessed in years. I didn’t have any luck but you really have nothing to lose by trying.

I appealed and won. I asked for a copy of the information that the assessment was based on, and asked for an in-person meeting. I brought with me what basically was a mini-thesis I put together of comps that I asked my realtor to pull, printed out listings/pics of the properties recently sold in my neighborhood, pics of my house, etc, to make my case. I found some errors in the info they had (for example I do not have a finished basement) and the pictures of my house showed I did not have the kitchen or bathroom renovations shown in the listings of homes that recently sold. The assessor I met with was easy to speak with and I didn't get push back in light of what I showed. Good luck!

I don’t know if this is happening after covid but often times the local high schools will have free senior classes directed by one of the physical education instructors. I’m sure you could go to Towson U as well and ask if one of the kids in the kinesiology program would take you on as a client.

The Senior Center has yoga, Tai chi, and other fitness classes. My 85 year old father showed Amazing balance improvements just by taking the Tai chi class. He stopped for covid, but I think they are back. Check them out because it's done wonders for my Olds!

I challenged about 8 years ago and won. It took about a year. I was dealing with SDAT assessors who seemed clueless. Eventually, I got a hearing and won. I had stacks of evidence, including data on many comps.

It's a frustrating process. Be diligent.

The assessors are completely overwhelmed. They have too many houses to assess, and their evaluations make little sense. After studying this for a while, I concluded that a major problem is the number of homes that are assessed for way under market value. (Sounds like OP is seeing this with their neighbors, which is what I saw too). I think assessors under assess because they know the city's tax rate is so high. Some of us are unlucky, like me and OP. But most homeowners are actually pretty lucky in this regard, i.e. their assessments don't increase to current market values, especially if the sales occurred years before.

If the assessments were accurate and matched current market values, our property tax rate could be slashed with no reduction in total tax revenue.

I've gone to Towson, Waverly and Parkville YMCA's. The staff at all of the locations I've been to are outstanding. I haven't used their personal trainers, though. I mostly use the pool. The locker rooms are a decent size and clean. The Parkville location is the main one I frequent. There are avid Pickleball players and folks on the cardio machines and weight floor. The crowd is mostly older when I'm there which is between 6 a.m. and 8 a.m.. I don't see a ton of families there with babies or young kids but there are a few. I go during the week.

I appealed a few years ago in person (pre-covid) and was successful. What they care about are recent closed comparable sales, not current "for sale" listings. Also verify that the description of your property in their system is correct, number of bedrooms, bathrooms, square footage, etc. Mine said I had a "super bath" whatever the f* that is, which it does not. Edited to add: If this is your primary residence, confirm you're signed up for the homestead tax credit, which limits the annual increase of the assessment. Homestead tax credit

Dr Murphy - “the uptown dentist.” They’re great and can get you in really quick for that type of thing. I had to have an infected impacted wisdom tooth removed and they got me the next day - took 15 minutes to yank it out and send me home.

They take insurance too btw.

I think that it's just one of Democrats' pathetic attempts to emulate Republican assholes. The latter are natural bullshitters and if they're going to bullshit, they know what they're doing. They also tend to be the foot-in-the-door salesman type, and that's sort of what this dumb slogan is: state something loudly and aggressively, and you can change reality, and transform the flawed product you're selling into a fantastic one.

It's also part of the alpha male winner schtick the Republicans hype. Think like a winner!! You will be one!! And, to be fair, if you're the 600 pound gorilla, but you're overcome with self doubts, you may well lose the fight with the orangutan. But you're still the 600 pound gorilla. You're not a hamster, which will lose the fight with the orangutan no matter the attitude, even if you're Sid Vicious the Hamster, who bites.

It's all been dynamite for the Republicans, so Democrats, such as Martin O'Malley, try it themselves. They just don't have the knack for it.
