The rules of the game are unfair.

Let's say "House A" and "House B" are identical and located adjacent to each other. In 2010, both houses sold for $200k. In 2015, House A sold for $250k, and in 2020 House B sold for $400k.

Should both houses be assessed for the same value in 2022 since their market value is the same ($400k or so)? Most of us would say "yes", but you'll find that is almost never the case. Identical or very similar houses oftentimes have wildly different assessments.

Before Pandemic I worked in White Oak 3x a week. I could take 95 to From the East side of Baltimore County it was 45-minutes to an hour to be in at 7:30 and a complete crap shoot on the way home at 4. Could be anywhere between an 60 and 120 minutes. With two days of remote work, it was completely doable, so long as you started early. Getting through the tunnel was the bane of my existence in the evening.

If I could've started at 6 and left at 2:30 it would've been fine! Either way, glad to work remote now.

Edit for more details: Got on 95 at the 95/695 junction near White Marsh, got off at 29/212/495 split depending on traffic.

Well there’s your first problem in all of this.

But second, did the value increase after you had purchased the property? If so, and if this is your only property, it might quality for Homestead which means the tax bill can only increase so much year-to-year. However, it’s over the course of your ownership of it and you qualify for Homestead then the bill might be decreased.

an important thing to know about narcan is that there's one dose per package! there's no test spritz. don't try it out to see if it's working if you need to administer it to someone--if you spray it to see if it works, you just lost your dose. just stick it up their nose and spray, one and done. there is no danger in giving naloxone to someone who doesn't need it, and it works immediately so people should feel confident in their ability to use this and potentially save someone's life. naloxone is about as close to a miracle drug as it gets.

Root canals with crowns are expensive, even with insurance.

Try to find an endodontist that has financing available and that may take your insurance, if your insurance will cover any of it (I can't remember, but I think I was out about $1200 bucks for the root canal and crown).

I had my root canal done with these folks: https://www.marylandendodontics.com/ My tooth was fractured. Got the root canal done that same day with a temporary crown.

I'm from SS, lived in Baltimore city and now in Catonsville.

It's not the best commute. Nowadays I commute to North Bethesda about once a week and it's a schlep. I usually go via 29 but occasionally take 95 if the Beltway isn't too bad. But even 29 is a pain because once you pass Rt 200, it's dense.

The difference in housing price has to be really worth it to make such a challenging commute.
