Reply to [OC] Annual Finances of a Millennial Saving Up for a House (made with SankeyMATIC) by justlikeofficespace
You should have enough for a downpayment on a 600k house with that one year of saving. You dont need 20% down. Mortgage insurance is really really low if you have good credit and you can get away with only say 5% down.
Now, having a bigger down payment helps keep monthly payments low, but keep in mind you are tying up that cash as equity in the house, and you could likely outperform your mortgage interest rate with investments.
You should talk with a mortgage broker or banker about your options and what your budget is with what you've saved so far. We only had to come up with 24k in cash to close on our house for example.

Shein is also notorious for stealing designs from other companies, so it's not surprising that they have so many items. There are an awful lot of designers - large and small - to steal from.

It's also a strong statement that leadership doesn't want to get fired, and that leadership would love their equity stake to increase in value. Stock buybacks are not investments in the company, as Apple already got everything they were going to get when the shares were floated. Apple has been sitting on an absolute pile of cash for a long time.

Stock manipulation?!?!?!? It's giving directly back to shareholders... It's a strong statement that leadership believes their stock is undervalued and that the best investment they can make is in their own company. Stock manipulation lmao
Edit: and to answer your question... Of course it's negative in this context, the money is spent.

Isn't Shein more of a market place than a brand? I thought it was like AliExpress for clothing.

I’m curious why so many “developed” or might be more accurate to say western nations have an overall decline from 2004 to today? I’m thinking of Switzerland, Wales, France, Germany, Spain, Mexico, Canada, USA as examples.
I say western might be more accurate instead of developed because South Korea and most of South America don’t seem to follow that overall downward trajectory.
Is it just illustration of countries where the internet became more ubiquitous sooner? And we were all just googling ourselves so to speak? And then as internet access became more widespread in other countries it sort of evened out? But the timeline only goes back to 2004, would have thought it needed to go back just a few years further to show that. Then again I live in the US and didn’t have internet in my house constantly until around 2005, not because it wasn’t available but because it just wasn’t part of my life when I was in my 20’s and never at home and I hadn’t grown up with it always being there.
I don’t know, might not even be thinking about the chart trends in the right way or reading too much into it. Would be curious what others think or if they noticed the similar charts for some nations.

I'm only guessing but a lot of fortune 500 companies have roots there, drawing many people with high incomes- similar to MD and VA drawing government workers.

Wow. Is stock buybacks really “negative” flows though? Always thought it was stock manipulation.

I did the legwork for a phd project that involved comparing indoor dehumidifiers efficacy on AWC in a desert. The cost varied wildly, in the 10c-4$/liter range, but that also included tests at 5% humidity and 120F outside, and others while it was raining.
Most places could use active systems like this for cheaper and cleaner water than they're currently getting. I will mention though, the refrigeration based dehumidifier collected every damn particulate in the air with it. It definitely needed filtration. Even moreso, this water is salt-free, and you can't live off that. These are costs to consider when using AWC.

Fast fashion industry is one of the grimiest for me. It’s like the bottled water industry. I don’t understand how it exists. People got tricked into two use clothing? Idk
