I want this to happen, but I doubt it due to folks benefiting from the current system blocking any change. I hope the folks holding onto their liquor licenses and locking potential new restauranteurs out of the industry in NJ realize if and when a work around is figured out that makes your licenses worthless, there will be no sympathy from most of us. These Gen Zs seem to be very opposed with the Dumbo House, social club model, and I’m pretty sure that doesn’t require regular licensing. But keep being short sighted and greedy. Worked out for medallion taxi cab holders.

It's nothing like the Empire State Building which despite being very tall still integrates well into it's surroundings. Over half of 99 Hudson's footprint is dedicated to cars.

When that much space is spent on being a parking garage instead of filling the ground level with retail you end up with streets that are much more lifeless than 34th and 33rd st. in Manhattan

Walking by much of 99 Hudson feels like you might as well be walking by an industrial warehouse since large stretches/entire sides of it are just unwelcoming walls with no windows.

Many of the buildings in the surrounding area aren't great but they still manage to do more to help create a neighborhood. While a neighborhood full of 99 Hudson's would be a bleak place.

I’m a woman who has lived near this exact area (between 55 Jordan and the PATH) for a few years now, it’s overall very quiet and there’s really not much to worry about beyond occasional typical city nighttime shadiness, and that’s really not until very late at night. The area is rapidly coming up and there are a few pretty nice restaurants that have opened up there now (Cafe Alyce, ITA, some others). It won’t phase you if you’re moving from Brooklyn or Philly, it might feel a little edgier if you’re moving from a suburb. But overall, I feel very safe here 95% of the time. It’s a very residential area outside/around Bergen & Montgomery. Hope you find this helpful!

In my town they have been selling for $50k because it is an older, urban municipality and at one time there was a bar on every corner. There are quite a few pocket licenses that owners have unsuccessfully tried to sell. In rural municipalities, licenses are more scarce and can command six or seven figures.
