There's very little chance home prices will drop outside of a hard recession. The proximity to NYC and Philly collectively allow for higher prices because of good, steady job markets. Waiting for a recession for prices to drop may or may not work out, people have been predicting a recession for a year now and we still aren't there.

Jim Thorpe pa. Pretty, nice little town. Few decent restaurants. Penns Peak is smaller concert venue nearby (haven’t been, but looks ok, 2nd string older stuff) White water rafting in season, train rides…
Lake placid Ny beautiful- everything from 5star, To camping. We like mirror lake inn.

Pennings farm in Warwick, NY or Alstede Farms in Chester NJ. Both are great spots for drinking, food and hanging out. At Alstede you get to feed farm animals too
