We went to Rickel in Hazlet when I was a kid. To this day, my father slips about half the time by saying he has to go to “Rickels” when he means he’s going to Home Depot.

Palestinians (Arabic: الفلسطينيون, al-Filasṭīniyyūn; Hebrew: פָלַסְטִינִים, Fālasṭīnīm) or Palestinian people (الشعب الفلسطيني, ash-sha‘b al-Filasṭīnī), also referred to as Palestinian Arabs (الفلسطينيين العرب, al-Filasṭīniyyīn al-ʿArab), are an ethnonational group[30][31][32][33][34][35][36] descending from peoples who have inhabited the region of Palestine over the millennia, and who are today culturally and linguistically Arab.

Were offers with less than 20% down even competitive during the top of the market?

lifelong former NJ resident here. i grew up in Paramus in the 1980s and lived there until 2005, but stayed in Bergen County until 2022. the area has exploded in growth starting in the mid 2000s and hasn’t really stopped since. i used to think blue laws were dumb but you never had issues navigating around Paramus on a Saturday until about 10-15 years ago….and it has only gotten worse. the roads and infrastructure weren’t built to handle the amount of congestion that exists now. my mother still lives in Paramus and never in her over 45 years living there has she had issues getting out of her own driveway. at least one day a week residents can get a break from all the traffic. it really is terrible (the traffic). it never was as bad as it is now. it’s great that the area is booming and all, and since i dont live there anymore i don’t really have an opinion, just my perspective on why people want to keep the blue laws.
edit: i now live in the bible belt and we don’t have blue laws and people can go to the malls on Sunday and do whatever. but the population is so much less so every day here is like a Sunday in Bergen County

my government oppresses the natives: i sleep
my government takes away my freedoms: real shit
they’re protesting against the overhaul of a judicial system that has consistently justified evicting palestinians from their land, a slap on the wrist for killing innocent palestinians and a bunch of other apartheid bs that helps maintain the and even advance the colonization project.
the israeli army designates palestinian land where people live as a military firing zone, the people attempt to get justice from israeli courts (the country that’s currently occupying them, what a joke lol), the courts tell them to fuck off, they get evicted and later zionists build ‘settlements’ on that land.
also 5000+ people showed up in teaneck to support israel back in 2021 when they were bombing the hell out of gaza.

2 hours should be good. Depending on where you’re driving from, you may want to add some potential traffic time.

Depends what day of the week and all. If weekend/common travel day, I do 2-2.5. if no lines, bring a book, grab a seat at a bar, have a beer and wait it out. Vacation starts early

Yeah what’s the justification for having”private” land? It seems like access to natural land should be free.

I’ve never been to a park, national, state or local where I had to pay any fee.

Gonna follow this post because I'm a first time home buyer as well, but I'm getting a condo in the $250 or less range. My mom is helping me with 70k for the down payment while I'm in nursing school (she would be giving me the same amount of money or more for 3 years rent anyway, but if I rent she will never get that $ back), with the stipulation I will pay her back when I sell and she gets the tax writeoff. I've seen about 30 places so far, but half are extremely nice and half are not very desirable. We won all the offers we put in for the places that needed some work or updating but we've had to pull them all due to things like 1.) Lead paint so couldn't do the updates we wanted 2.) one had downright crazy HOA rules and 3.) another had an underground oil tank and the sewer line was leaking.
My mom wants to go with one of the really really nice ones (brand new renovated gorgeous units), but isn't willing to bid high enough based on whatever asking is. Hard to explain but for example she will make an offer for $235 on a place asking $225, or $250 on a place asking $240. But then if my realtor says a place will go for X amount over, she won't do it and we lose the place. One asked for $215, my realtor pretty much said we're wasting our time if we didn't offer at LEAST $235... but she went with 225. One place was a newly renovated 1250 sqft 2bed/2bath...they were asking $219, but offered to cancel their open house if we would do $225 because they just closed on their new home and were desperate to sell. She said no, we wouldn't go over $222, they can go ahead and have the open house and shes willing to gamble. It seems hard for her to realize that people are asking low to get people in and start wars, so we can't focus too much on asking price. If it was up to me I'd take the advice of the realtor, but it's not. Maybe I'll make my own post lol but if anyone giving OP advice has any for me as well, I would love to hear it!!

‘over the millennia’ means over thousands of years, not the last 1000 years lol
