it's as convenient as queens can get, without literally being on the river, considering the lines it's on. but to answer your question i have actually met plenty of "new yorkers" who still treat most of queens like it's leprosy, which is probably good thing now that gentrification is a legitimate threat

Call in the morning, speak to your vet, ask a friend to foster while you figure it out, separate the two animals and do some research but do not give away a dog showing signs of aggression towards another animal on Reddit. Please use some common sense!
Being responsible goes with the privilege of being a pet owner. Don’t cast your dog aside like this without putting in some effort to find her a safe home.

Along Roosevelt is definitely ripe for upzoning, there's detached SFHs a block away from several stations which, on an express train route, is a bit questionable from a land use perspective lol. A lot of Queens is like this though with a LOT of untapped potential.

82nd Street has already gentrified a fair bit in the last decade or so with a lot more chain stores moving in.
It's not crazy low on crime though...there's a lot of activity on the blocks that surround Roosevelt and just south into Elmhurst.
