Buying a house in that neighborhood and hoping to rent it for a profit is as much market speculation as investing in NFTs and about as smart. The way to do land speculation in these shit areas is buy a tear down, clear the land, and pay almost nothing in taxes on it for the next 20 years, which is what usually happens.

It's not much less competitive, if at all, on the Jersey side. I would never rent an apartment in the suburbs - you're basically trading in all the good parts of the city without getting any of the real benefits of the burbs. We made the move years ago to Collingswood because we wanted space and peace & quiet without sacrificing proximity to our favorite spots in the city.

If you do decide it's what you want, stick with Collingswood, Haddon Township, or Haddonfield. There's really not a point in any of those towns where you're not walkable to a PATCO station. Although, word to the wise, you will start driving even the short 1 mile to the PATCO after a few months of living in the burbs.

1 bedrooms in the newest buildings around here are going for around $2000. Row homes in Collingswood go for anywhere from $2000-$2700.

they've been getting worse and worse because the census has been estimating that all cities have been losing pop since 2017 or earlier, the 2020 census when they actually counted showed that was not true but they never updated how they're doing the estimates

It will probably be packed no matter what, but particularly THIS first Wednesday of the month will be BONKERS because it's spring breaks in the area. Pretty much every museum, park, cultural Institution, zoo, etc will be packed between the 2nd and the 14th (NJ has spring break after Easter, so they keep the works gummed up).

I agree with the other folks mentioning Claritin/generic Claritin. I also wear my mask while waiting for the bus - helps considerably with pollen blowing down the street. Obviously depends on your allergies and activities. If you wear contacts and have glasses, switch to glasses if you can while the meds kick in. Good luck!
