So this is how I know you’re short some change here.

It just so happens that landlords have more expenses than just the mortgage. There’s taxes, sewer fees, water fee’s, maintenance costs, repair costs, and all other costs.

If a landlord has a $3,000 mortgage and rents all three floors of their three family and only charges $1,000 per floor each month, they’ll be in the red. They won’t make enough on top to pay for everything else associated for the property.

Who pays for the all the repairs that will happen? The landlord. Who pays for replacing equipment as it ages out? The landlord. Who pays for the damages because of a shit tenant? The landlord.

If you think it’s wrong for a landlord to make a profit from their property which was literally built for that purposes, you’re a fucking idiot.

What to know who’s had enough though? Landlords trying to keep their properties afloat. How many people took advantage of the COVID money and didn’t pay their landlords for their rent? How many landlords have had to deal with assholes who destroyed their apartment? How many owner occupying landlords have had to deal with tenants who can’t show any common decency with their neighbors?

Go and sit in on some eviction cases brought to court and listen to the problems these landlords have had to deal with. Sometimes these tenants deserve to be kicked out on the street to fend for themselves because of their actions.

PVDThings sounds awesome if I had access to a shop but unfortunately since I'm in an apartment i can't really do it here :(

I'll definitely call both of those places tho and see what they're about for future reference or if they know anything about local shops! Thanks for the recommendations

Samson Realty reps landlords on the East Side, and a couple here and there in East Providence. You don't pay the fee - the landlord does.

If you can afford Boston rents you can afford the East Side, but you might not prefer it depending on what you want to be near. What kind of neighborhood are you looking for and what do you want to be near? Will either of you still have to commute to Boston? (If so, do a search of this sub - people ask a lot about the best places to live if one has to get to Boston for work at all.)

I'd try pvdthings, they're on ig and stuff. The idea is it's like a library but for tools. So you pay a membership to use tools that are super useful but niche. Stuff most people use once and then never again, or they just don't have a place to store it so it's not worth buying. For example like a pressure washer, or a car dent removal kit, or a ladder or something.

They likely have woodworking tools, though I doubt they have a shop. The people that run it are chill. Other than that I'd look into the Steelyard, this art space north of Atwells. I don't think they have a woodworking shop there but I'm sure they know where the shops are, if there are any.

What are you talking about? That’s how it should work, mortgages should be based on what you can afford without rental income. Tenants have had enough. Families used to own these homes and live together. Now it’s all landlords and rental companies. I’m born and raised in Rhode Island and I’ve been a witness to the change and greed. So please spare me whatever story you’re trying to tell.

Not east providence - east side OF providence (fox point college hill and hope street etc) You’ll see a lot more come online in the next month (see previous mention re med students). Grad students come in waves and the medical crowd picks stuff up first bc of needing to be here june / by July so most east side landlords time their places to have start dates to accommodate bc it means tenants that stick around for multiple years and are never home bc they are always at work and have a funding letter from brown / the hospitals (you get the idea). PhDs look for July and august and then the inventory drops again (at least on the East side). There’s an agency on Hope - I’m blanking on the name but it’s a local firm that has a lot of listings near the cvs / then check residential properties listings and Mott and chace and then keep an eye on Craigslist. Brokers don’t really matter re rentals here (even in Boston they just handle photos showings and paperwork the landlord decides in the end). Just find the listings you like. And yes inventory in fall and winter is low. Be wary of places that are sitting - there’s a certain listing on the east side that has a psycho landlord that Mott and chace has the listing for - been sitting since October for a reason. And yes that month that you pay in Boston is charged to the landlord here in providence NOt the potential tenant. Hence fewer listings by agents! I mean you still have to do a months security but not a broker fee on top of it. Also ri state law caps security deposits at one month (but security deposits don’t have to be in an interest bearing account saved for you so you don’t get that interest).
