One of the reasons east siders are pushing for this policy is that currently, individual families are having trouble competing with slumlord investors when trying to buy single family houses in college hill and fox point.

Normally, in suburbia, single family houses are priced based on the single family housing market (ie how much a family is willing to pay for a single family house). In the parts of Providence near Brown, however, rent is high enough now where the the economic gain from renting a shingle family house to a lot of students has surpassed the single family housing market. So if the market for single family homes in this part of Providence is, say, $800,000, but renting to 8 students allows for a 10% return to investors if they pay $1 million, then the highest value of the house ($1 million) is based on its investment potential, not the single family housing market.

This means people who are trying to buy houses to live in them can’t compete with investors, and the whole neighborhood turns into a student ghetto at the expense of being a family neighborhood. This is the logic.

All that said: I’m still against this policy. If College Hill residents want fewer students and more home owners then they should just make their neighborhood more appealing to home owners. Plus, non-single family housing neighborhoods already face this challenge of investment being the basis of cost, why should fancy college hill be protected? In fact, why is there still single-family zoning at all in Providence?

I’d have to go back to my photos and look but I’m at work rn. let’s just say I wasn’t completely sober for most of my time off. I’d give my food experience a 10/10 though. Didn’t think anyone on here really cared about my feedback

My car was stolen out of the driveway a few months ago, pvd police found it within an hour. The thieves just went joy riding and smoked weed until they ran out of gas. Car was on a random street a mile from our house. Hopefully you get yours back soon. There is hope. And as the other commenter said, definitely get comprehensive coverage living in pvd to cover against non collision claims like theft.

Did you talk to your landlord? Usually in Providence landlords have some connections with certain... groups of people who may or may not be Italian... who take care of certain things... and if those groups are happy with your landlord, the stolen car can appear back in your driveway if reported to them quickly enough. Wink wink.

Go to a rescue!!! This post sounds suspicious to me. Most people know to do that. Why aren’t your family members looking into it themselves. Are you running a dog fighting ring or something? Sorry, your post stinks of something bad.

If you want a puppy now, check with rescues. You almost certainly won’t find a bred dog on short notice and the municipal animal control sites around RI typically don’t have puppies. Note that most of the pups from rescues will probably be transports from down south. Make sure you do your homework on the different rescues because some will continue to support you and answer questions down the road and others won’t give you the time of day after you take the pup off their hands.

Whatever you do, make sure the pup gets well socialized outside the family. I highly recommend the Potter League for puppy play time and puppy obedience classes, though there are certainly other options.

Virtually every dog rescue is overrun with puppies they are trying to place in homes. Is there a reason your family members aren't going this very traditional route to puppy adoption?

This sucks, sorry. But insurance only covers a stolen vehicle if you pay for comprehensive coverage, which is optional and not required by the state. I'm kinda surprised you didn't have it on a newer car, but too late now. When you get another car, buy comprehensive!
