You may not realize it, but there's a hill inside the tunnel as well. When you are heading toward Thayer, the bus is going uphill the whole way.
The incline is not as steep as outside the tunnel, but it's a long slog with nothing nice to look at.

I’m definitely going axe throwing. Improve is an awesome suggestion. I looked at comedy connection to see if they had anyone booked for the day I had off and they didn’t.
I’m the 15th. We’re celebrating that Saturday. It’s going to be an all day thing. Starting with a drag brunch hopefully.

Sounds like The Museum Company to me.
Oop! was over where the Verizon store is now (if that's still there, I haven't been to the mall in years) and they were more of an eclectic americana folk art / global village coffeehouse aesthetic than educational toys and the like. Lots of tchotchkes, gag gifts, ironic magnets, one off furniture, and glass art. Frog and Toad reminds me of that store, somewhat.
Perhaps you're conflating the two or I'm just forgetting some of the other products they sold, but your description definitely reminds me of The Museum Company.
Edit: after googling I think it was The Discovery Channel Store.
I miss Oop! in either case.

Talk to any folks outside of ivy or summit -- camp, grand view, cypress, abott, Duncan, jenkins, etc. I've talked to so, so many landlords in recent years and I have not met a single one that wanted to promote greenery. Funny, most landlords don't live on the property.
Outside of the first two streets I mentioned, the east side is losing greenery, and fast.
