I've done RVA to DC on Amtrak three times this month and all have been on-time, FWIW. Not saying that's always the case, but good to know they do get it right a lot of times :)

If the train starts in Richmond it's likely to be on time. If it's coming from further south, there's a greater chance that it's late. I've found Amtrak to be reasonably reliable between RVA and DC, but it definitely isn't as good as it is north of DC.

If you want to do the train, it would be better to take it to Alexandria instead of Woodbridge. Not all trains stop at Woodbridge, but they all stop at Alexandria. Also, the Alexandria station is right next to a Metro station, so if the slugging option doesn't work out you do have the Metro as a backup. I would imagine public transit from Woodbridge is quite a bit worse.

While one individual choice can’t change a systematic issue on its own, we, as individuals, can have and should have personal ethics that impact our larger decisions.

In recent years, many in the real estate industry have pushed against writing to the home owners. Also, this person didn’t say they didn’t tell their clients not to, he said he pushes back when people talk about it on Reddit.

I saw guy cussing a driver out on cross walk while his walk his dog because the driver almost hit him. I yelled back like exactly they need drive safer! It’s so ridiculous. So good hear people who care. I always stop for people and wait until there completely done walking to proceed.

You'd be surprised how much cash even a small carwash operation can rake in. I went to an auction at bankruptcy court for a small carwash a few years ago, and you wouldn't believe the checks people were willing to write to get their hands on the place.

As for the crab boils, I wonder if it's just an RVA thing or if they're popping up everywhere.

You're not doing your responsibility as a real estate agent if you don't encourage your clients to write a "love letter" and include a photo if it will help that specific client. An individual client doesn't need to care about the larger discriminatory system when they are trying to buy a house for their own family. People don't want an agent that cares about all possible homebuyers, they want an agent that cares about themselves as a homebuyer. This is the foundation of the principal-agent problem and everyone should take all steps they can to give themselves the best chance they can to get the house they want in this market.
