Location. They're cheap shitboxes otherwise. Worked on most of them, they're definitely not worth the price as far as the construction goes. They're $100k shitboxes on $700k worth of land like everything else new out in Short Pump and Goochland.

Fun fact, the original section you can hear the pipes rattle against the studs if your neighbor takes a shit in their 3rd floor half bath because the plumbers didn't strap any of the plumbing to the framing.

Hahahaha! I grew up in Hunt Valley and my sister is still there! I agree about the proximity of Short Pump/Hunt Valley to Richmond/Baltimore (vs Arundel Mills). Today, York Road from Shawan to Towson is like a combination of the worst parts of Midlothian Tpke and Broad Street, but with more traffic lights and fewer lanes. Once you get past Towson, York starts to more like Midlothian north of Chippenham toward the city, but with squeegee boys. Come to think of it, with all of the new strip malls, hotels, apartments, restaurants, and grocery stores, Arundel Mills is more like Hull Street south of 288, but with a Casino and a giant outlet mall.

Looking at Zillow, they are about 800k for 3,000 square feet at far west end (green gate) while there are new townhomes being built on East Main near triple crossing 840k for 2,300 square feet. So you get to live downtown with bad public schools vs suburb hell with better public schools.

What's special about any of them? Supply and demand. These aren't being bought by college grads or working class people from house poor areas. These are being bought by people from other places that sold their shitty townhouse/house for a million and get to buy a brand new place for less.

my post was colored by the fact that it was super busy (per usual) just the day prior and I was waiting behind a unattended car at a pump with the nozzle in the car and then the owner of the car came walking from the other side of the plaza with a bag full of chick fil a. motherfucker parked at a busy gas station and went to buy food with their car at the pump.

getting a huge kick out of the people who care about this subject enough to toss 6 downvotes my way though LOL

I'd never heard of radon mitigation before I moved to Richmond, part of me thinks it's mostly a scam.

Avid rock tumbler here! Best source for supplies is The Rock Shed. They ship super fast (faster than Bezos) and have great customer service. I haven't found a local place that sells what I like yet so this has been my go-to for all grits and polish. They have a great selection of rough for tumbling as well if you find you need more rocks.

Other sources for rocks include Rough Stone Rocks (just pay attention to the size as some things come in larger pieces that would need to be broken or cut) and Gems By Mail (the website sucks but their stuff is quality and they always have good deals).

Here's a student quote from a recent local news article; "You have to go at the same time, and when it's class change time and there's 200 people walking down the street, people get impatient," he said.
Sounds like too many people to me.
And another; “Some of the time, the cars be driving by too fast,"
Sounds like a lack of intelligence...this from a college student.
Also, it would not surprise me if both the driver and the ped were on their phones.
The driver has not been charged, fyi.

That is the most thoughtful write-up on this issue I’ve read.

I agree with regards to the community centers and the surplus. This is why I cannot trust the city; they’re always speaking a double narrative. We’re either too broke to afford schools or we’re flush enough to afford tax rebates. We can’t have it both ways.
