Properties owned by Wooten are Equal Opportunity Housing, and from my experience only have asked for proof of income in order to rent. The caveat is that not all Wooten properties are created equally and some are better managed than others.

Eminent Domain definitely has a hell of a lot more reason to exist than Civil Asset Forfeiture, for sure.

My main complaints, personally, are stem from using Eminent Domain to screw the people being bought-out out of the value of their property. Stuff like paying the value of the undeveloped land, not the actual sale price of the property if they listed it.

That sounds about right to me. If you have any experience with Wooten Co that's the one that's giving me all the issues. What's crazy is that I already live on one of their properties, I'm just looking to get a two bedroom to get a roommate. I've already been approved once for this company but got nixed the second time? I hate applying for apartments lol

Apparently they closed.

Go order off the traditional menu at Asia Express. You have to ask for it, it's different than the menu they default to handing out. The pho with tripe is delicious.

Ahh, the shadow credit report. So they develop a tenant "profile" of a bunch of personal and financial details and run it through algorithms for a computer to decide if the tenant is high risk or not. That screening tool has even less regulatory oversight than credit scores, and people and advocacy groups have raised concerns that these secret screening methods are a way to bypass equal housing rights and discriminate against otherwise acceptable candidates. For your sake, I hope it's the screening tool basing it off your student loans, while still a poorly applied derogatory remark on your tenant likelihood, and not some other BS discrimination.

But dti doesn't directly calculate into credit score. And student loans count as income for housing purposes as it's a legal way to use student loans. Apartments don't generally consider dti as it's more a use for lending purposes. They look at history of payments, bankruptcies, basically financial integrity. In this area, with so many students, colleges, and apartments, student loans wouldn't be a negative except for the most premium apartments, which I'm sure OP isn't pursuing.

I sometimes feel like I'm the only person living in Springfield who thinks the traffic and roads are fine and pretty typical of cities this size, and rarely experiences issues with either drivers or the road network.

I know it's not true that I'm the only one, just people that are fine with things don't go online and make posts about how fine and un-noteworthy it is. The people that go make posts are the ones who want to complain.

But man, almost every time I see these Traffic/Drivers suck posts, I'm like "do we live in the same city? What are you talking about?"

Like MAYBE on a heavy shopping weekend or when there is some major event, traffic gets genuinely congested and backed up and bad, pretty much any other time....it's fine. There's maybe a 30 minute window right during rush hour that gets backed up a little, but even that isn't usually that bad.

Yeah it's all a little bizarre the places I'm applying to use some other sort of checking along with my credit score. It's called an RV index and my student loans are being factored into that. I just said credit score because it seemed simpler to explain. It's very frustrating because without those loans I'd be approved.

being a witness to this entire scenario and apart of the staff, i have to say that the way this was blown out of proportion through our reviews is absolute chaos. the kid was screaming on his way out of the theater too, and it was the older one, not even the child with down syndrome. our manager was extremely respectful with her attitude towards the lady and didn’t even raise her voice. when she initially walked in to escort them out, the lady had her blanket over the kids head and was on her phone. big letters on the screen at the beginning “zero tolerance phone policy” if you break it, that’s your warning lol. we do have courtesy warnings sometimes with minimal distractions but the fact that this lady had multiple complaints about her child screaming randomly and making obnoxious noises, then was on her phone when our manager came in to get her… just mind blowing.
