Make sure they don’t charge you a bull shit installment fee… they say they cover the first 1500 worth of expenses… still wanted to charge me 900 dollars for installment fee. plus they told me very firmly they don’t accept credit. Company is a joke.

PRO TIP- I purchased numerous homes before I learned that most HVAC systems have long warranties but the warranty only transfer to the buyer if you complete the required paperwork during the sale or very shortly thereafter.

Make sure you find a real estate agent that will do this for you so you get the benefits of the warranty on the HVAC system.

As a Real Estate Agent & Broker, choosing your agent is not only experience but personal preference. Also, you may want to think about how your agent will communicate with other agents. Are they kind but also assertive to get the job done? Will they push the envelope just far enough to get you a good deal but not upset the Sellers?

As a buyer you get to choose where you will close at, asking where they have had previous good experiences, if they know how to read a title commitment, etc.

And please, get a pre-approval from somewhere local or a trusted source. NOT rocket mortgage or another online only lender.

Market is flexible right now, so that's good for you! You might be able to get a house 5-10k below asking (depending on if you are asking for closing cost is a factor)

At my most pissed off the thought of grabbing my gun and killing someone has never entered my mind. My guns are to protect myself and my children against anyone who may wish to do any harm to us. If you have a problem with that then idk what to tell you. Look at certain illegal drugs for example, theyre illegal but they still get sold and consumed on a daily basis. The same would happen with firearms but worse. The law abiding citizens would be unarmed and at the mercy of armed criminals. Disarming the public has never lead to anything good and anti gun nuts like you are so rooted in fear you fail to see the facts or the outcome of the solutions you propose.

Feel like most of the people in spfd that let their dogs run loose are meth heads that don’t even need a dog. My neighbor has a fully fenced in backyard 7ft privacy fence and I watch him take his dog in the front yard (unleashed ofc) and he lets his dog shit in our neighbors yard every single time

I mean you are partially right. There is no ethical consumption under capitalism. All of those activities involve the coercive labor of others. And obviously driving comes with its own set of physical and environmental risks. And the meat industry is also a real problem, both for the treatment of animals and environmental problems. And actually it’s pretty bad for the treatment of workers too. So yeah. Any time we do any of those things, we should be thinking about who made the product we are consuming, whether they are being paid a living wage and treated fairly, and how we can safely engage in that activity to keep ourselves and the planet safe. But gun production is not like these in that the gun possess the direct (and in fact designed) capability to kill another person (many other people). Saying that we should be mindful of the harm of driving a car does not mean that we shouldn’t be mindful of the dangers of guns. That actually is whataboutism.

Personally I think it’s important that you vibe with your relator. Your looking at houses, you envisioning your future, it’s important that you are not concerned about what the person in the corner is thinking or feeling. A good realtor has to walk that line of almost disappearing and yet being there the second you have a question. We used Cristina Sparks and I loved her. The solution to gun violence is simple: get rid of the fucking guns. The problem is people whose “hobby” is simulated violence to make them feel strong will throw a hissy fit if they can’t shoot things. So we get to keep the guns and all the deaths they bring. Also more mass shootings are committed with legally owned guns than illegally owned ones. There is no such thing as responsible gun ownership. Imagine yourself at your worst. Do you trust yourself in your very worst moment with a weapon that could kill a dozen people before you were stopped? You shouldn’t. If you do, you are wrong.

AtHome let me move into my apt in 712 flats knowing it had bedbugs and this was after they rented the Apt I signed a lease for to someone else and didn’t tell until the day I moved in. So I went from leasing a top floor apt with a patio and French doors to living in a basement unit with 2 windows in whole apartment. Most of my time in this apt was spent sleeping on a futon in the living room because of the bed bugs or when the water heater for me and the 3 units above me broke and they had to leave an industrial fan on 24/7 for 4 days to dry it out. THEN they tried to get us to pay for all of this! They fucjing suck
