Took me a bit to figure out, but for anyone else...STR = short term rentals.

I totally sympathize and am at a loss about what can (realistically) be done. Of course we all know common sense solutions but fighting the rich and corporations like airbnb is a losing battle since they make the rules.

Out for a walk last night, there was an entire block of beautiful, expensive homes sitting there empty. All the while, people can't find a place to live.

How much longer?

I’m in a 3500 square foot house. About 15 years old well insulated. We use propane for hot water, heat (radiant on first floor and radiator on second floor), cook stove and clothes dryer. For the last 5 years or so we have done a pre buy and we use about 800 gallons per year. Winter indoor temps set at 68 when home, 64 when not home and when sleeping (controlled by smart thermostats in three zones).

I rented a Sienna hybrid a month ago and really liked it. Tons of room. Great MPG (and I don't say that lightly, I usually drive a Tesla).

with the good luck I've had with Toyota products in the past, I'd definitely recommend it.

The only part I didn't like isn't relative here. It had those damn powered sliding doors that drove me crazy.

Bought an AWD Sienna last winter and put bigger rims and beefy tires on it - it now has better clearance than a Range Rover (only using that comparison because we were parked next to one right after we did the tire switch). We were going to do a lift kit but ultimately didn't bother, we never bottomed out on the mud season ruts last year. Definitely recommend.
