I have a 2006 AWD Toyota Sienna. We live off a long dirt road and we are very happy with it. We do snow tires with studs in the winter and the family has started calling it "the tank" because it drives really well. The only complaint is it does hydroplane much easier than our SUV so that is something to watch out for in heavy rain or slushy snow. The clearance is 2 inches more than the current generation 7" vs 5" I believe and that is another reason why we got this model. We have the bottom undercoated every other year to keep rust away. As far as mud season I have never gotten stuck (knock on wood) and our road gets real bad. Again it doesn't handle quite as well as the SUV. The rural mail man offers to buy the van every time he sees us, so that says something. He also drives a sienna.

I mean, it's been less than a year. There won't be any data yet. We just have subjective analysis for now. It certainly seems like there is more supply right now. It's still expensive but you don't have to spend a year just to get an expensive unit. It's going in the right direction. It's still too early to tell

That only happens until there's not enough people with enough money to rent or buy them. The last time I saw affordable rentals being built by developers was last year in Gainesville Florida where housing is significantly less expensive than Vermont and there is more supply than demand

OK, but that is just part of the problem. I come from a part of the country without Act 250. All developers built there were McMansions because they generate large profit margins and people will buy them (often at their own financial peril). Removing Act 250 will just result in more sprawling overpriced McMansion developments because that is all developers will build. The free market doesn't want to build affordable housing.
