Ugh. I’m torn on this.

On one hand, it’s clear we have a major problem with local zoning keeping the landed gentry wealthy and keeping “those” people out.

On the other, the state has a miserable record of “fixing” problems by taking control over them (school funding and healthcare are obvious examples).

Be prepared for housing and associated infrastructure to get exponentially more expensive and controversial as the state “fixes it”.

It's not worth waiting a long time in line for, but if it's only a short wait, it is interesting. Make sure you check out the flavor graveyard (which is outside and does not require admission) because that's pretty fun.

Inventory is very low - people like the area for the same reason you do and generally don’t move. I read that Norwich has 1,500 houses total, and I imagine surrounding towns are similar. So there just straight up aren’t many houses, and significantly less actually go on the market. Keep looking and be prepared that you likely won’t find something that checks all of your boxes. Moved here 2.5 years ago (mid-pandemic, pre-vaccine) rented for about the first two years and bought last year— it’s been slim pickings since we moved here. Purely anecdotal, just from my observations, but it seems like the prices are getting better, but the supply is abysmal.

But as another commenter pointed out, hard to give any more insight without a budget or an idea of towns you’re looking at.

Thank you! We adults would prefer a more local establishment. I might not even give the kids an option. I don’t think either know anything about Ben and Jerry’s to associate them with Vermont. And I forget they’ve been bought out by a conglomerate.

For teens, the ice cream tour itself is likely to be boring. The last time I went, I had a pre-teen and 8 year old and both were bored until the ice cream samples at the end. It's the ice cream that's more appealing, but that said, the ice cream IMO is weak since Unilever took over. As said in another comment, Lake Champlain Chocolate's ice cream is superior. A maple creemee at something like Palmer Maple is better.

If the prices aren’t scaring you, then keep looking in the target towns. Something will come up. If cost is a factor, look to the one hour commute range from the UV core. Be willing to commute to get the house you want… and be prepared to fix it up.

I’ve only done the tour at Ben and Jerry’s once but I think once is enough and I enjoyed it… when I went, the guide crushed it with a bunch of cheesy cow puns and I appreciated that hahaha. But as other people have said, definitely go to the graveyard and after that, check out Cold Hollow Cider Mill!

If you’re into craft beer, there are a ton of breweries around too. Even if you don’t make it to a brewery, restaurants will have tons of local draft beer. I’m a server and our place keeps 10 local drafts on rotation. It’s fun to try different stuff.

The Cabot annex is fun too because there are a bunch of free cheese samples. And Vermont is a small place so you can fit a lot into a day! Cheers
