Yep, Branford is pretty expensive. I just did a quick search on the MLS for 4+ Bedrooms in Branford the least expensive one currently active is 709k.

That is not the norm so I expanded the search to include currently under contract and closed in the last 90 days. The least expensive 4+ bedroom house was 394k and its only 1512SQFT so those 4 bedrooms are probably pretty small...and its part of an HOA with 299/month fees.

There were less expensive ones that sold but they were far from move in ready and will probably be relisted as flips soon if I had to guess.

Hey there,

So first thing to keep in mind when setting a budget for CT is that it will vary a lot from town to town (people are probably tired of me saying this). With highly variable property tax a 300k house in one town might have the same monthly payment as a 400k house in another town.

I'll also be upfront regarding the historic home part, in that price range a lot of the historic/old homes are going to need A LOT of work. I'm not saying this will always be the case but more often than not.

All in all, you have many options all over the state as someone mentioned Killingworth works as well as Durham which is nearby.

Canton is a town that doesn't get enough love and seriously checks all of your boxes if you are ok with a commute for work.

Wallingford and North Branford are options too but finding a 4+ bedroom in that price range won't be easy.

Definitely more options too but these are some that come to mind! Happy to talk more about it.

So I used to do the public transportation route or have someone drop me off.

Now I pretty much exclusively fly out of LGA and always drive my own car and park in one of the off site lots with a free shuttle. Use the website "Airport Parking Reservations" which will search all of the lots and usually a few have deals.

It will cost about ~$15/day and the best part is the convenience imo. Park get on shuttle go to plane, land get on shuttle get in your own car and drive home. No struggling with Uber drivers who don't want to drive that far or rushing to get on a train etc.

The savings along on flying out of LGA instead of Bradley make it worth it. At least that has always been the case for my destinations.

Blueprint CT Kitchen in Litchfield is a pretty cool shop. We pretty much always stop there when we are in the area. Lots of cool stores on that main street. Beautiful part of the state too for a little trip!

As Hmt5592 mentioned, Kent came to mind for me as well. Swyft is an awesome restaurant. Kent will be a serious drive for you from Lisbon though!

A trip to Mystic could be fun, some shops, good walks, and a slew of great restaurants for dinner. Oyster Club and Shipwrights Daughter come to mind.

Litchfield is another option but also a drive. Lots to do on the main street and you could go to Arethusa Al Tavolo for dinner (depending on how soon it is you may not be able to get a reservation, make sure you call though as the online system never has any openings).

Can’t go wrong with the towns you mentioned. Would need to hear more criteria but I’d look at Cheshire, Bethany, Woodbridge, Orange, Guilford, Madison, Avon, Simsbury.

10-20%* I would actually say (but obviously know what you are saying) and completely agree with your post in general.

10-20% may even be low, they are typically companies profiting on desperation.

This is going to sound salesy coming from a realtor but in this low inventory market you could sell your house within 30-40 days for actual market value. And even those cash closings are going to take 2-3 weeks because of title work and other excuses. I’ve heard those companies go under contract then try to beat you up again on price a day or 2 before closing because of some “issue” they discovered.

Not in New Haven, but Country Companions in Bethany is my go to. They are also my family's farm's go to for our large animals. Dr. McClure and her staff are the best.

Lot of great ideas already. East Rock Park and West Rock for city views. Tons of good food options, NEBCO brewery is just outside of New Haven if you are into beer.

You could check out the shoreline towns like Madison and Guilford too.

G Cafe or Pistachio would be good spots to start your day with a coffee and pastry/breakfast sandwich.

2 for Bethany...one is complete legend "The Downs Road Monster" having to do with a creepy abandoned road that would have connected Bethany to Hamden.

Another is "Murder by a madman" which is written on a gravestone in Sperry Cemetary... this one is less legend and based on truth but worthy of legend if you look it up!

I’m guessing you aren’t actually out of oil if the gauge is showing 1/4 and bouncing back to 1/4 easily. Tapping on the tank isn’t really going to prove effective.

My guess is either some sludge got sucked in and is blocking the line or there is another issue with the burner itself. Hopefully the tech can solve that…

If you are actually out as others have mentioned just use diesel in a pinch, pour it in to the same pipe on the outside where your oil deliveries go in. However you will need to bleed the system and reset the burner, it’s not as simple as adding oil then it will turn on again…
