Your best bet would probably be Airbnb. There’s plenty of them in PVD you could rent long term. Since you pay up front, they don’t care.

PVD and Boston are both good, not great (as someone who lived in NYC…). Boston is good, but maybe not as good as you may expect from a city like Boston. There isn’t a huge talent gap between Bos and PVD.
The big difference is Boston has a live orchestra, PVD does not.

Most will use income for good reason. You can often have a conversation about it (ie show you’ve sustained that rent amount previously) or co-sign it if you need to. It’s not ALWAYS a required defined %, but they like to at least see there is an income. My friend has a couple places they manage in DC and they require it just to weed out riff raff.
If there’s multiple applicants, that won’t work. And I’d do the same if I was renting out a unit.

Circe is a more modern place with great food.
Al Forno is the most well known place - not right downtown but walkable and also can park there. Great Italian!
Some other good suggestions on here. Just a matter of what’s appealing to you.

Everyone wants some perfect community. Not everything can be that. Build housing, it’s what is needed. Luxury, affordable, mid luxury, Coach class. All types of housing is needed.

ReDevelop…an entire city? EP is never going to be anywhere near that. It’s not like there’s not sidewalks - they just aren’t building a city development…that’s not in a city environment.

I’m not surprised this is full of comments complaining, I’m with you.
Of course, everything should be “affordable” but needs coffee shops, dog grooming and grocery stores within the same development so those affordable people don’t need to drive to get their $5 coffee.

One city I lived in had a blog that had a tag solely devoted to flipped cars (mostly on one lane, one way streets where it was like how is that possible).
This isn’t a pvd thing, there are just idiots everywhere.

You can download apps (ie Marine Traffic) that show the boats anywhere at anytime. You can say origin/destination/country/name of boat, etc.
Right now there’s 2 cargo ships from Marshall Islands in Port of PVD. You can Google the names to figure out specifically what it could be (once there was a ship that transports Volkswagens from Europe). The red ship isn’t currently here.

Also, people…they’re dogs. I love dogs but my dogs would be happy running around a landfill. A luxury dog park means nothing to them.

It’s really not that difficult. This off ramp only has any significant traffic between 7-9am on weekdays. Not exactly prime supermarket shopping times.

This also only looks at one bedrooms. This typically = apartment buildings. Apartment buildings in PVD are mostly downtown with a smattering of small ones on the East Side in Wayland Sq and a few of the loft buildings around PVD. There’s one bedrooms here or there within multi families, but it’s not a high quantity.

I mean, have you actually looked in Boston?
You can rent a new construction one bedroom smack dab downtown Providence for $2000/month. That’d be $3500-4000 in downtown Boston.

A lot of it is the makeup. Philly is one big land mass. Boston has the ocean on one side meaning it cuts in half the land around it.
New York is similar, plus you have natural barriers the rivers/Manhattan being an island, etc.

It’s looking at city limits. So only Providence zip codes. Providence city is very small.
Dallas is 380 sq miles. Providence is 20.
