It seems like you've made a pretty compelling case on your own re: ditching the car. do it!
As for me: Born and raised in the suburbs, so always lived a very car-centric life (including a stint in the Bay Area). Moved to Hoboken in 2006, and, like you, my car basically sat in the garage all week, with weekend trips to visit family.
Sandy hit, and I lost the car to the flood. Just assumed I'd replace it because... well, because I always had a car! One month goes by, then another. I realize... I don't miss the car at all.
It's now been 10 years, and I still don't miss it (I live DTJC, which isn't quite as convenient as Hoboken re: walkability, but is obviously excellent in this regard).

I used Sal Grasso for years -- can recommend without hesitation. he's not cheap, but he's good. Office right next to the PATH.

Right. But expanding this stretch does nothing to alleviate the issue. They can't add lanes to the Holland Tunnel approach. All this does is make the existing bottleneck--which is brutal--much, much worse.

Worth it? Absolutely. Just know what you're getting into (cost of living being the primary consideration here).
Few things:
- Forget Weehawken (with apologies to the Weehawken boosters in this sub). It's not what you're looking for in terms of vibe or convenience (The Pt. Authority bus station is the 10th circle of Hell).
- JC is BIG. So you'll really want to limit your apt search to the areas within a short walk to the PATH. JC Heights is only a mile or two from DTJC, but in terms of commute/accessibility to NYC, it might as well be in another county (i.e., 10-15 mins vs 45-60 mins).
- The "Hoboken Bro Vibe" is both real and overblown. Yes, the throngs of douchey bros (and the suburban white girls who love them) overrun Washington St. on weekends, but Uptown/West Side areas of Hoboken are quiet (and Hoboken really is lovely when it's not under water).
- Bring good shoes. For lanternfly stompin'.

I wonder how they did this...? All the Apple Stuff (at least as far as I've seen) is locked up behind display cases or cages. You can't just stuff a bunch of stuff into tote bags (ok, obviously the thieves in this case could... I just wonder how they did this without help).

Many years ago, I worked as a "Secret Shopper" doing reports for Southland Corp (they are the franchisor for 7-11). One of my tasks was to compare the actual price of each item to the price charged at the register--and you would be shocked at how often customers were nickel-and-dimed. All day, every day: 20 cents here, 30 cents there. Hundreds of these fraudulent transactions a day, and it adds up (oh, and beer? You might get nicked for an extra buck or two).
This didn't happen at every 7-11... but certainly a sizable percentage. It's despicable.
Supremo should be put out of its misery.

Another potential area of concern: Your neighbor can just decide to stop paying the HOA fees--and short of taking them to court, you have very little recourse as to how to collect. They could also decide that those roof repairs aren't their problem, since they're on the lower floor--again, what can you do short of taking them to court? There's no Condo Association or Board to enforce the bylaws or provisions of the Master Deed. It's just you and your neighbor.
That said, you could also end up with great neighbors who follow the agreed-upon rules.
