Honestly I'm not sure I could narrow it down but a few favorites:

Game of Thrones and Westworld's score both by Ramin Djawadi

Avatar the Last Airbender's and The Legend of Korra's score by Jeremy Zuckerman (I do like Korra's more though, he made some truly beautiful songs like Service and Sacrifice and the finale theme)

Lost's score by Michael Giacchino

Taskmaster is absolutely hilarious, found it on YouTube during the pandemic and I've watched all of the full seasons I can find there.

For those that don't know- it's a British presenter show where the contestants are given a task to do that's a bit out there. So it'll be something like 'hide this pineapple on your person, you have five minutes and your time starts now"

The contestants are all comedians so like a British Whose Line but the points do matter

2nd vote for 90.7 WFUV.

IMO 92.3 was really stale-half of what you heard was also played on other stations (either stuff that bubbled up to the top 40 stations or stuff that's so old to be played on classic rock stations) and the other half was the same singles I've heard 8,000 times in the 2000s (no deep cuts, only the biggest songs from the biggest bands of the 2000s)

I've found so many great songs and bands through 90.7.

They still play stuff from popular artists but their is so much variety in what they play that it doesn't get stale

You might like Phoebe Bridgers. She's worked with Conor Oberst of Bright Eyes for a duo project they called Better Oblivion Community Center than put out an album in 2019.

As a solo artist, she put out her first album in 2017 (Stranger in the Alps) and then a 2nd album in 2020 (Punisher).

I'd start with the songs Kyoto (from her 2nd album), Motion Sickness (1st album) and I Know The End (Closing track of her 2nd album and my favorite song of hers). If you like that stuff you can fall down a rabbit hole of the SuperGroup she's a part of -BoyGenius, with Lucy Dacus and Julien Baker who each are newer artists worth checking out too.

Honestly I'm not sure what the first album I bought was.

I know 3 of the first I had were Red Hot Chili Peppers' Californication, Smash Mouth's Astro Lounge and Santana's Supernatural, but I have no idea which I got first or if I got all 3 at the same time (I was 8 at the time)

I do still buy CDs, but not very frequently-maybe 2 or 3 a year. My car still has a CD player and I like looking at the details of the cover art and liner notes. But I have to have an emotional connection to the album to buy it unless I really trust the artist to put out something good

I would nominate Radiohead on a technicality. They're generally thought of as a 90s band, but 2 of their biggest records came out in the 2000s (Kid A in 2000 and In Rainbows in 2007).

From the more obvious picks, I'd nominate The Strokes, Paramore, Florence + The Machine, Portugal. The Man, Coheed and Cambria and The War on Drugs

You'll realistically need both. A real estate attorney will be able to help you file all of the necessary paperwork with the township and bank related to the mortgage, deed, etc. and an accountant will be able to help you with tax questions.

As an accountant, it's generally not advisable to transfer property this way. It's messy and generally does not work in anyone favor

Agree with the other comment here, this is definitely a question for professionals. I work in tax and there's a lot of considerations to take into account before you initiate this transaction (you could be hurting yourself by forgoing a step up in basis upon the transferor's death, there will need to be a gift tax return filed regardless of if it's for $0 or $1 since both are below fair market value, estate tax considerations if there is significant wealth in the family, etc)
