If it was me I'd absolutely stand pat. Timing the market is a risky game that has burned many very smart people. You have a good thing going in having a place in which you can have a breed most landlords consider dangerous. You're also already building equity in your current place.

The beaches are great - though it may be a bit cool. The island is quiet and skews older, so there will not be the types of attractions like you’d find in Aruba, Orlando, etc.

Plan on eating on the boat - the food on the island is very expensive and not all that great. The people there are some of the happiest, kindest folks you’ll ever meet.

Never cruised there myself, but Bermuda is great. You'll find that a lot of folks taking the cruise ships there just take the ferry to Hamilton (assuming you'll sail into the Royal Navy Dockyard) or take the bus or taxi to Horseshoe Bay. The latter gets incredibly crowded in warmer weather and might as well be Hampton Beach (bad behavior, tacky crap for sale.) Any of the other southern facing beaches are great options.

Your kid may be a bit young to be a passenger on a scooter, but you can rent electric two seater cars (some side by side, some front to back, like Bobsleds.)

The bus system there is solid, but know that when school starts and gets out the buses will take a lot, lot longer.

Not a car guy, but unless the car is AWD I don't believe you have to replace all four at once.

If you have a local mechanic you trust I've found I can get tires from them cheaper than tire outfits running deals/sales.

Any credible cases of tip theft should be referred to the office of the AG. They take this stuff incredibly seriously - it's typically pretty easy to prove and makes for great press for the office when then can call out and fine a business for this.
