Its theft if not disclosed in a lease, and you are the thief. There is no way you should not have known that the wiring was defective. ..in most states its criminal but realistically the prosecutor will give you a chance to pay back the tenants and redo the wiring.

Otherwise, as a civil matter, you still cant steal tenants electricity. A smart tenant can recover damages, punitive damages, and force you to do the work while the lease is valid...realistically you would pay their whole electric bill for the term of the lease plus meet some reasonable demands.

Im amazed at how few tenants know their rights. The state needs a tenants association...join with a small yearly fee..learn their rights and get hooked up with an attorney if their claims are realistic. You could get a good rating and get a premium on rent for doing things right.

You know that you can charge as a high a rent as you want...just dont count on being paid if the tenant hits hard times. But you cant lie.

There are crappy landlords who didnt want to pay for appropriate metering or the wiring to keep circuits separate. If you have access to your meter shut everything down for as long as you can and see if the meter moves. Document everything.

You may be crossed wired to another apartment or to hall lights or even a laundry room.

Also alot, but not all, of meters are now "smart" ones and you can check daily use on eversource. If you paying for anything but your own usage, report the theft to the police and landlord. But if your lease says you have to pay for things that are common area then you would have to move.

If you have the time and can afford a bigger truck, pack everything in home depot storage bins, and label and inventory them. Then you will know where everything is and be able to access anything you need until you find a new place.

Anything electronic should go into climate controlled storage.

Something moved my Wyze outdoor cam very slowly and smoothly to the right so that it was pointing to a boarded up door. It happened at 230 in the morning. It has an internal battery no cord. It does not pan. Its out sitting flat on the shelf in the garage...part of an 1880s carriage house.

I stopped showing the video to people because they got very angry when I told them I could not explain it. They were expecting some kind of explanation and I was thinking they might come up with something.

Now and then it triggers on motion between 230 and 330 but the green box that appears goes around the whole picture..not to one spot.

I just said "enough" and disabled it.

It took 25 years to make GE clean up the Hudson River and some of the Housatonic. They threatened NY with massive layoffs if the state forced them into a clean up. ('75)

They threatened and actually did move their corporate HQ from NY.

They spent over a hundred million on an information campaign to convince people there were no problems...then the message became that all the harmful chemicals were deep under river sediment. This occurred while testing showed sky high pcb concentrations in fish and birds.

When that message failed the message became dredging will make it worse. There were giant road signs with pictures of dredging crane buckets dumping mud.

They claimed they were working on bacteria to digest the PCBs.

Eventually they were forced to do a significant clean up effort under the Bush administration with the former governor of New Jersey heading the EPA. Irony of ironies.....it was that bad.

Call up the Fat Lady and ask her for the form to declare dizziness, loss of balance, and loss of sensation in toes due to the accident.

The plow drivers supervisor will need to do an investigation to protect his (supervisors) job and you will start a nice paper trail for discovery.

50% chance the plow driver gets thrown under the bus?
