Personally, I think the program (as implemented) is somewhat predatory. They "estimate" how much electricity you have used (or, could use) over the previous year, then do the math of dividing by 12 and charge you that monthly, but I think what ends up happening is that people are deluded (intentionally, or through self delusion, or perhaps ignorance) into thinking they are now in some sort of flat fee contract. And, the end result is that they (predictably) use more energy on the regular because they are not aware of how much they are actually using because they pay the same amount every month, and then they get slammed with that true up bill at the end of the year. What SHOULD be happening is that PSEG should include some sort of clear and obvious comparison (and a warning, if warranted) about the actual vs estimated use for each monthly bill so people can then act or plan accordingly.

One other thing not considered/mentioned: if you were on the Equal Payment Plan program (or, whatever it is called when they estimate your annualized monthly payments based on prior usage) you might be getting the "true up" bill now. We have friends who *thought* they were saving money each month and had somehow magically cracked the code to lower bills, but turns out they were using WAY MORE electricity than they thought and just got socked with a 1.3K PSEG bill last month. It was their "true up" bill that includes any overages not covered by the estimated monthly bills.

LPT: in NJ it is illegal to charge a BYOB / corkage fee if a restaurant does not have a liquor license.
Funny anecdote: about ~10 years ago there was a new place in DTJC that was charging corkage fees, got called out on it on what was the predominant local board at the time, they [the restaurant] copped an attitude, and then guess what... someone must have reported them, because that fee disappeared shortly thereafter, and they then tried to smooth things over by groveling in the same thread in which they had copped an attitude. If you are patronizing a restaurant/cafe in NJ that does not have a liquor license and allows BYOB, and they try to charge you a corkage fee, kindly inform them they are breaking the law and refuse the extra charge.

The thing I have learned about Reddit is that it is filled with a ton of know-nothing younglings and a bunch of keyboard warriors, often spewing nonsense or straight up misinformation, unable (or, unwilling) to have rational debates, and too immature to be able to acknowledge an incorrect opinion. As a result, you end up with what I call "drive by" posts that make zero sense, or are completely and wildly wrong, and often time deleted posts by people who were too chicken shit immature to acknowledge they were entirely wrong or off base, and instead delete their comment or reply. Just wait until you get accused of a completely made up grievance, like has already happened to me.
Unfortunately (for the other person) even deleted posts/comments can be reached if you have a direct link to them, and that person looked like a hysterical and deluded fool when I posted links to what was actually said/written.

That's *not* a municipal parking lot. It is a NJ Transit Park and Ride Lot. Also, the best deal in town for those with cars who don't want to pay exorbitant prices to park, though location might not be entirely convenient for those in DTJC if you need access to your vehicle all that often.

But, even if that was the case, the fact remains that ticketing cars in JC for VALID parking violations is as easy as shooting fish in a barrel. You can't walk a half mile in this town without seeing crazy shit like people parked at crosswalks, or blocking hydrants, or blocking bike lanes, or way too close to the intersections, etc. Ticketing cars for questionable or made up violations seems like such a weird and inefficient way to meet a quota, but what do I know?

So, 77 Hudson, and you are referring to the "NO PARKING ANY TIME - Except vehicles loading and unloading" signs. I would say you could/should fight it, but do understand there is a 50/50 chance it doesn't get dismissed. If that happens, you could be assessed court fees on top of the fine, so you have to consider that. Potential upside, you can fight the ticket via the new online dispute system that doesn't require you show up for court at all. You enter the information, plead not guilty, present your facts, and wait for someone to evaluate and decide. I successfully a fought a similar ticket a few months back. I parked outside my building to unload some groceries and by the time I came back 10-15 minutes later (I got delayed warming up lunch for my kid) I had gotten a ticket. Much to my surprise, the judge was sympathetic and dismissed my ticket via the online dispute system.

Seriously! The most important piece of information has been left out.
Having said that, this wouldn’t be the first time a PEO incorrectly tickets a slew of cars for misunderstood (or, made up) regulations. It’s frustrating and annoying, and getting the tickets dismissed could be hit or miss. In this city, on any given day, there are hundreds, if not thousands, of cars parked illegally, or plainly and obviously violating some sort of parking regulation, but those are seldom ticketed. Cars blocking crosswalks, cars blocking bike lanes, cars too close to intersections, cars without parking permits in zoned areas, cars with expired parking permits, etc, are super common and yet those are seldom enforced.

The perfect (saddest?) way to determine if a city has been gentrified and yuppified past the tipping point. Heck, I still remember when a homicide or brutal assault in DTJC would monopolize local boards for days/weeks. Now, people are getting shot, knifed, whatever, and it barely registers.
But, having said that, for sure the chair overboard thing is annoying and frustrating. Those tables and chairs see a lot of use and it would be nice if people didn't fuck with them for no reason whatsoever other than being antisocial malcontents.

Serious question: is Urby II ever happening? The last I heard is that it was "on hold" indefinitely. Really curious as to what is the official (or, unofficial) status, though.

They used to do this in years past! No one seems to remember that every year, right around the holidays, the JCPD would post a squad or two by the Grove St station along Marin and would pull over cars to ticket them as they made (what used to be) an illegal left turn onto Marin from Columbus. On years when the turn was not illegal, they would stop and ticket for blocking traffic / not clearing the intersection. As far as I can remember, I think the last time I saw that was back in 2019, maybe 2018. It was a trip to watch two or three cars get pulled over at once, told to go line up by what is now 90 Columbus, and then they would write them up, and do it all over again.
Yes, for sure the JCPD could do a much better job of discouraging aggressive and asshole drivers from terrorizing bothering local residents by not allowing them to run roughshod on local streets. Ask anyone, and they would tell you that drivers in town are insane. A lot of it is definitely out of towers commuting, or using local roads to reach the tunnel, or to get elsewhere. I truly despise driving in town, or even regionally, but sometimes you just have to do it. Enforcement of basic shit like running red lights, ignoring stop signs, people doing 40+ on narrow local roads, etc. can and should be addressed by the JCPD.

Jersey City doesn’t have the legal authority to do that. We are not NYC. They [NYC] enjoy a special status (conferred upon them by the State legislature) that gives the city the legal authority to enact laws and regulations that wouldn’t be possible or legal for other cities to do the same. Basically, anything we want to do that’s not strictly local has to be approved or allowed by the State government and legislature. For example, we couldn’t create additional taxes (eg, the recent payroll tax) unless explicitly approved by the State Legislature. We can’t control or restrict access to local roads without the state approving that. And, a plan to impose congestion pricing, or other surcharges, would require state and federal approval, along with the cooperation of the NJTA and (possibly?) the PANYNJ.
bodhipooh t1_j2bt4ej wrote
What exactly is it that you think the city can do, legally? The city can't restrict traffic on local roads (Leonia tried that a few years ago and got rightfully slapped down by the State Supreme Court) and we don’t (and, can't) control traffic heading into the tunnel (the mayor already tried fucking with the PA by hassling truck traffic as it was making its way to the tunnel and got in trouble for doing so) - so, what exactly can we do? They have done pretty much everything else and things are worse: they narrowed Marin to single lanes in each direction for a stretch (that made life miserable for residents along that area) then they instituted a bunch of "no turn on red" restrictions that have also added to the backups. And, they added humps and bumps, as well as a ton of stop signs, which some residents definitely don’t like.
Honestly, I think the city strategy is to make life miserable for those who choose to drive, and they are succeeding at that. If you have to drive, choose your times wisely, or learn alternate routes. And, I say this as someone who also had to deal with the 4 PM traffic today. We left DTJC just before 2 and Marin was basically a parking lot, so we detoured and shaved 10 minutes off our original 45 minute estimate. On our return, we did some hustling and also avoided most of the traffic, but it was certainly bad in some areas.

It's just a total mind fuck that 8+ years ago AEG was ready to take over the rehab work, on their own dime, with a (perhaps aspirational) completion date in 2015. But, nooooo! FoL just couldn’t stand being muscled aside and instead of letting an experienced professional company complete the work and get the place ready for local, regional, and national acts, they insisted on enforcing their lease and refused to budge, even after a ridiculously accommodating agreement that ensured that local groups and organizations would have guaranteed access (60 days, iirc) to the Loew's to hold performances and other events.

Real talk, but no one wants to hear the truth.
FoL should cease and desist and let the professionals take over. They did a great thing saving the Loew's but have far outlived their need and usefulness.

>Property tax, electricity and gas rates, HOA fees, insurance, etc., all contribute to the rent price. There's a strict minimum and the lower this is the better for OP. HOA is one premium that fluctuates significantly building to building.
This is only applicable if the OP is planning to rent a condo directly from an owner. Otherwise, none of this applies to the more common scenario of someone renting an apartment in a rental building.

2bd in newish building with amenities (ie, LUXURY HOUSING) at 4K or below is impossible. 1bd in those building is ~3.3K. A 2-bed will run you closer to 4.5K, and higher.

Reply to Jersey City dog friendly? by BerryFit3491
You are getting a ton of misinformation: in the State of NJ, dogs are not legally allowed in any establishment where food is prepared or served, even outside. A few places in JC still allow this, but it is technically not legal for them to do so. About 10 years ago, some Karen made it her mission to get this addressed and (after enough complaints/reports) the State started sending letters to pretty much all food establishments reminding them of the rules, and there was a marked change (ie, drop) in places that continued this practice. As far as off leash, definitely not legal to do so outside of dog runs. We have those at Van Vorst Park, Hamilton Park, and a few other smaller parks, but they can get a little crowded at times and, as with everything, some dog owners are shit and don't really mind their dogs or how they are behaving. I have personally witnessed heated arguments and altercations in dog runs due to some careless, asshole owner allowing their dog to run amok disrupting the vibe of the other dogs.
Overall, JC is definitely great for owning a dog, and you will meet a ton of fellow dog owners, and it is also an easy way to get to know locals. You will learn very quickly that there are also a bunch of c*nts around town that refuse to pick up after their doggos. Some street sidewalks are sometimes akin to shit minefields, and we are soon to enter "snowy season" when a ton of additional people simply stop picking after their dogs. In the spring, or during the first hot snap, as the snow thaws and starts to melt, we are greeted with the glorious sight of turd fossils that have been encased in snow and ice for weeks/months. It's another JC thing.

This is fear mongering, plain and simple.
There was never any danger or risk of the flooding DTJC. This picture was taken shortly before high tide. A few hours later the water had receded enough that you could see the rocks along the waterfront sea wall.
This “overflowing” lasted a whole lot of a couple of hours and this was the extent of it.
