My read is that OP has tankless hot water as part of the furnace and thinks they can use this typo/mistake to also get free heat since running the furnace is required for hot water.

In a multifamily unit the landlord is generally required to provide the water itself.

Among other things this is because water service is usually to the house and considered part of the house, not each individual unit.

The way you might have hot water included is if there is a single hot water tank for the entire house or for multiple units. You see this a lot in the houses that a further subdivided into small apartments. Generally speaking this goes along with heat being included though.

If your landlord said he would include hot water in the lease (even as a typo it's a legal document and you could probably get something) you could of course do whatever you can to get him to pay for the oil or some portion of it (I assume you have tankless hot water as part of the furnace) but with this comes looking for a new apartment because it will completely burn your relationship.

The law around hot water is similar to heat the landlord has to provide the means - this means you have working hot water heater. But he is not required to provide the fuel.

For the oil he can't mandate automatic delivery but he can put in there that you are liable for damage (frozen pipes, furnace damage, etc.) If you let the oil run dry. He can suggest that automatic delivery is a good way to avoid this.

This is going to sound like I'm berating but you need to think about why your partner has not been working since August.

I mean more that it feels like this was a situation where she lost her job and you guys just kind of tacitly agreed that you could get by for a while. So she took some time for herself. I'm not here to judge about that particularly, but I am here to say that this is why you need to have a budget and a plan because the day she lost the job you could have said "you not working is going to put us xyz behind." and if that isn't motivation then you have bigger problems. The most alarming thing of this entire post is that your partner didn't even think to get a seasonal job at like Target.

This forum is riddled with posts from people who are in desperate straits because their partners are terrible with money and don't understand consequences. It is natural to want to indulge our partners so easy to ignore little things here or there. It is also natural to want to indulge ourselves once in a while and maybe also keep that from our partners. Then you have an emergency and the little things add up really fast, as you have seen.

That said, your situation is far less dire than you are thinking, if she can go back to work. I mean this to encourage you. I know financial stress really sucks.

The logistics of the advice in the other comments is good.

Ran Zan still is but you will find plenty of complaints from people that want Chinese-American sushi (i.e. giant exotic rolls) and it's also true that the quality is down a bit compared to their heyday. I still love them but I'm not going to argue with those that don't.

It's your heat unfortunately. It's expensive. Fuck off commodities traders and Vladimir Putin is your answer. (People will defend the trading but the truth is that they panicked in the summer, prices went exponential, and then the energy suppliers had to buy and set rates at exorbitant prices because they are required to lock in before the season. This is different than heating oil which is set constantly by market, but supply is lower than usual because of a couple of refinery problems plus again, Putin - that's why heating oil and diesel fuel at the pump have not come down with gas prices ).

But as others have suggested you are probably better off doing urban evening hikes for the winter. You can do a nice loop say starting near the Narragansett Brewery looping India point over the pedestrian bridge then back over the river at college st head up to brook over college hill or down benefit wickenden whatever. Grab a beer at the end.

Or do college hill with switchbacks so like start at Olney walk down benefit, up meeting then back across Pratt to Halsey then congdon stop at the park loop bacl down prospect back to Olney and the car. Things like that.

You can do Blackstone as a core and then do loops around the freeman plat to see other things, or head down to river dr. Things like this to add variety. When I used to run this was my winter strategy. Start at Blackstone and pick different loops to keep interest. Etc.

Consider the sojourner House Gala next year. The fireball. In the spring there is the Providence preservation society gala. Always a good time. Etc.

You aren't required to do this but while reddit is going to excoriate landlords per usual sounds like they are trying to solve a problem where assholes that don't pick up poop won't fess up and/or are pointing the finger at you.

Someone is complaining about this (professionally managed it could be the grounds crew etc.) and they have rights too.

I fucking hate entitled dog owners. Pick up the fucking poop you useless people.

What is your lease situation? The lease transfers. Your LL cannot evict you for reasons of selling the house.

If you are month to month you still get a 30 day notice which technically is 30+ remainder of month (so if he let you know today you would have to be out 1/1 not 12/21). Did he give you notice that he needs you out?

If he wants to buy you out of the lease, then make him pay. I don't know what your rent situation is, but even after rate increases he's probably in for making a bit of cash here and has incentive to sell sooner rather than later. So you could ask for a decent buyout here - 6 months rent or something plus moving expense. Something like that.

Or, he could sell with you in it and then you have to negotiate with new owner. Do you know what this will look like already?

But the biggest question is your lease and what its term is.

I wouldn't recommend outright blackmail, it will get you in more trouble than you think. But there's nothing stopping you from telling any people that look at the house about its problems, especially if they are doing a walkthrough with an inspector "hey, don't miss this!" whatever. I'm not sure what would really come of this though.

I do agree it would be fun. I think we need a way to mix it up though. Like gluwein and meatballs. Raclette chimis. Linguica and spatzle.

Hope st used to do a small one and seven stars did the raclette. It was only one day though. Like the second Saturday after Thanksgiving I think. Would be cool to have one for the month.

I agree with you overall, but I think you are ignoring that Trump loves to set himself on fire when someone pokes him with a stick. The question becomes whether this particular poking creates the same 2016 synergy by super energizing his base and getting enough moderates to come over as well.

As a well enough off white male straight Christian, my personal stakes are very low, so part of me wants to watch Trump and DeSantis and Pence I guess throw haymakers at each other in order to get the GOP nomination.

Like it would be interesting to me to see what weasels like Cruz and Hawley do during the primary season and where their allegiance would fall.
