Who do you expect will buy the building, and have the million dollars in capital for it's repairs? New restaurants don't tend to have that kind of money to spare after their other startup costs.

It'd be one thing if the building was in good condition and closed due to lack of attendance alone, but being realistic here, it's going to sit vacant until a developer buys it to tear it down.

Usually landlords don't want tennants having water in their name, because if they don't pay a lean goes against the house.

It takes a lot more to get your water cut off then other utilities so that lean can get pretty high. It's usually easier to budget it into the rent.

Wow that was far from my experience (but I'm certainly not going to discount yours!)

I went in with my (then) soon to be fiancee (now wife), we explained what we were looking for, and got a very beautiful tanzanite ring for under $1k, including resizing.

They even opened champagne for us, and gave us a bunch of coupons for couples things around the area.

They did take us over to the $10k+ engagement section first however 🤣
