Most landlords and lessors just want money. They don't care where it comes form most of the time, just that it will keep coming. Maybe offer first and last month's rent plus a security deposit that equals a month's rent to start. Then just add a month of rent from there until they say yes. If they don't, try someone else. Private and small landlords are even more likely to say yes than the larger ones.

Considering so many homes in Baltimore are going to be old, I think a good flip balances the old and the new. As someone said, if it looks like a completely new suburban house inside, beware. But if they maybe refinished the original floors instead of putting down laminate or vinyl, that's a good sign. Maybe they updated the kitchen, but kept the bathroom looking kinda vintage. I look for uncarpeted basements: like I will not buy a house with carpet in the basement because it seems a bit irrational? But I also look for things like this in homes that are occupied.

When I was looking at homes that were flipped, my priorities were walking all of the floors from corner to corner, going in the basement to see what it looked and smelled like, whether the house made sense. The bad flips often had flooring issues, or basements that are overdone with carpet at one extreme or either zero attention at the other. Houses with very weird modern lighting or coffered ceilings were also red flags. Like they're trying to keep your eyes up and distracted for a reason imo.

I love that area, has my heart. Lucky to live over that way for 5 years, 4 with my dog. The neighborhood has almost everything.

The WPM properties may be worth a try, by Mount Vernon Matketplace... lived in one and liked it. The Standard is an SMC property I think. I used to live in 225 N Calvert which is downtown (Greystar property) but kinda the same general area: also liked it, but it was ZRS Management most of my time there. I also lived in 2 PMC properties, but I have heard people at the one next door to The Standard is nice... I once lived in 301 N Charles and 300 Saint Paul. That's all I will say about those two.

Did this one person straddling two spaces really prevent you from going to the grocery store? Were there no other parking spaces in that entire structure? I'm assuming that's Harris Teeter with the massive parking garage at McHenry Row.

Like this is petty as hell. And it's supposed to be some great example of the decline of social order in Baltimore?? Ok!

I really love the pumpkin cheesecake at Patisserie Poupon. Unfortunately, they only prepare them in mid- to late-November through about Christmas. That has not stopped me from checking their site for pre-orders since early October though.
